Please rent me!

We spent the whole of today doing minor renovation for our investment property, mostly re-painting the walls of 3 rooms. Painting has pretty much drained the energy out of me and thankfully we decided to only re-paint 3 rooms instead of all the other rooms! By the time we got home in the evening, we had paint on our clothes, hair, shoes, feet, arms, everywhere basically. It's not a fun job, trust me. However, since I am not going to be residing in that house, I do not want to spend an additional $1.5K for getting it done professionally. We also managed to order the new carpets to be put in as well as a reverse cycle split system Air-con for the living room. I hope our work will be done by tomorrow evening and in the next 2 weeks the carpets will be laid and the aircon will be installed and the property will be calling out, "Please rent me!" I think we have narrowed it down to 2 potential real estate agencies to manage our property. From the information we gathered so far, most will charge 8% of the rental each month but it saves a lot of other hassles, like tenant negotiations, property maintenance, court attendance & debt collection in the case of a shitty tenant etc. By Monday, I'm hoping to get this administration stuff out of the way. So here's a sneak preview of the house (will post the interior pictures once renovation is complete):
